Request a private consultationThe buyer pool gets smaller, which means every single buyer matters more. A house that would sell itself at $400,000 can sit for months at $1.2 million if it's positioned wrong — and by the time you realize it, you've lost your leverage.
That changes how I work. Pricing is more art and more risk. Presentation has to be flawless because there are fewer chances. And reaching the right buyer often means going directly to the agents who represent them, not just waiting on the portals.
Architectural photography, twilight exteriors, drone where the property earns it, and a cinematic walkthrough. Your first image decides whether a buyer clicks. At this price it also decides what they think you are.
Full staging or targeted styling, depending on the home. We'll be honest about what the house needs — sometimes that's furniture, sometimes it's editing what's already there.
The MLS and the portals are table stakes. Beyond that: direct outreach to the agents most likely to hold your buyer, targeted digital placement, and my own network. Luxury buyers are found, not waited for.
Not every seller wants a sign in the yard and strangers walking through. Private and pre-market options are available, and we'll talk honestly about the tradeoff — quieter usually means a smaller buyer pool, and you should decide that knowing the cost.
